The Landlord and Tenant Board (LTB) is the Ontario tribunal that resolves disputes under the Residential Tenancies Act, 2006. It handles terminations, rent arrears, maintenance complaints, illegal entries, harassment claims, and rent disputes — all without going through Superior Court. Decisions are made by tribunal members; the process is more accessible than court but the deadlines and procedural rules still matter.
Most LTB matters start with a notice (an N-form from a landlord, or a tenant raising a written complaint). If the issue isn't resolved, the next step is an application (L-form for landlords, T-form for tenants) and a hearing. JSR represents both landlords and tenants — every file is handled directly by Jugraj, a paralegal licensed by the Law Society of Ontario.
Each side has its own toolkit of notices and applications. Picking the wrong form or missing a deadline can sink a perfectly good case — we make sure the right paper goes in on time.

Realistic timeline: notice to hearing typically takes several months in 2026 — LTB wait times remain long. We plan around that.
We confirm the issue (arrears, conduct, maintenance, illegal entry, etc.), pick the right notice form (N4 for arrears, N5 for conduct, etc.), and serve it correctly. Service rules are strict — invalid service is a common reason cases fail.
If the notice doesn't resolve the issue, we file the appropriate L or T form via the Tribunals Ontario Portal. Evidence pack includes ledger of payments, communication history, photos, witness statements, and any expert reports.
The LTB often offers mediation before the hearing — a quick way to settle. If mediation fails or isn't suitable, we represent at the hearing: examination, cross-examination, and submissions. Hearings typically run by video; in-person available on request.
Once an order issues: monetary orders enforced through Small Claims Court for collection; eviction orders enforced by the Court Enforcement Office (Sheriff) — never by self-help. We also handle reviews of order where there's a real procedural error.
LTB hearings turn on documentary evidence. We build the evidence pack early so nothing surfaces for the first time at the hearing.
Filing fees are reduced when you file through the Tribunals Ontario Portal. LTB fees are non-refundable, regardless of outcome.
Fee waivers are available in cases of demonstrated financial hardship. LTB filing fees are non-refundable. The Sheriff's enforcement fee (for evictions) is set separately by the Court Enforcement Office.
