Ontario Land Registration Fees Rise November 2, 2026: What Buyers and Owners Pay

If you are closing a purchase, sale, mortgage or refinance in Ontario this fall, the registration paperwork is about to cost a little more. Effective November 2, 2026, the ServiceOntario Land Registry Services Branch is raising fees for certain land registration services by 1.4 to 1.68 per cent under its annual Consumer Price Index adjustment. The change is set out in Bulletin 2026-04, Land Services Fee Changes, dated September 14, 2026, which replaces Bulletin 2025-07.

The dollar amounts are small for most files, but they appear on the statement of adjustments alongside everything else, and the timing rule is practical: the fee schedule in force on the day a document registers is the one that applies.

The new Schedule I fees

From November 2, 2026:

  • Registering or depositing an instrument or plan in electronic format will cost $86.42 in total: a $72.75 statutory fee, a $12.10 fee under the Electronic Land Registration Services Act, 2010, and $1.57 of HST.
  • Registering an instrument or depositing a plan in non-electronic format under the Land Titles Act will cost $84.85.
  • Registering or depositing an instrument or plan under the Registry Act will cost $72.75.
  • A copy of a parcel register, including the first page, will cost $37.10.
  • An adjacent parcel register search, per property identification number (PIN), available in Teraview only, will cost $13.15.
  • Each additional page of a parcel register will cost $2.56.
  • A search for writs, per name searched, will cost $13.30 at the key Writs enforcement office and $17.42 at a non-key office.

Two limits are worth noting. HST applies only to the Electronic Land Registration Services Act, 2010 fee, not to the statutory fees. And only Schedule I is rising: the bulletin states that fees in Schedules II and III, which include items such as subdivision plan registrations and Teraview software licences, are not increasing this year.

Separately, Teranet has announced that its Connect Search Service fee for searches run through third-party conveyancing applications will increase to $1.75 plus HST, also effective November 2, 2026. That charge sits on top of the provincial fees for many search activities.

Why these fees change every November

This adjustment process commenced on November 2, 2015. Each year the branch publishes a bulletin setting the new Schedule I rates under the applicable CPI adjustment, and this year the increase is 1.4 to 1.68 per cent. The bulletin replaces Bulletin 2025-07, which took effect on November 3, 2025.

timeline title Ontario land registration fee changes, fall 2026 Sept 14, 2026 : ServiceOntario issues Bulletin 2026-04 announcing the new Schedule I fees. Until Nov 1, 2026 : The Bulletin 2025-07 fee schedule remains in effect. Nov 2, 2026 : New Schedule I fees are in force. Schedules II and III are unchanged.

Which fee schedule applies to your closing

The key date is the date of registration, not the date of the agreement of purchase and sale. A transfer or charge that registers on or after November 2, 2026 pays the new fees. One that registers before that date pays the current ones. Because most residential closings in Ontario are now registered electronically, the $86.42 figure for an electronic instrument or plan is the amount most files will see, often several times over when a transaction registers a transfer, a mortgage and a discharge together.

What this bulletin does not change

  • Ontario land transfer tax, and the City of Toronto's own land transfer tax, are calculated on the value of the consideration and are not affected by this bulletin.
  • Schedule II and Schedule III fees are not increasing.
  • Nothing in the bulletin changes registration requirements, land transfer tax affidavits or evidence of execution; only the tariffs of fees move.

A short checklist for your file

  1. Ask the lawyer closing your transaction which land registration fees appear on your statement of adjustments.
  2. If your registration happens on or after November 2, 2026, expect the new Schedule I amounts.
  3. Keep your statement of adjustments and final documents. Parcel register copies and writs searches may be needed later, and their costs change on the same date.
  4. If you refinance or register further documents later, each registration attracts the fee again.
